"“Vacancy” in Buildings and Parcels: Trends, Factors, and Influences"
According to 2018 Housing and Land Survey, the national vacancy rate in Japan is approximately 13.6%, which indicates one seventh of the residential houses are vacant. Similar trends occur in developed countries such as the United States, Germany, and so forth, which have dealt with the problem mainly due to population decline. However, there are innumerable issues under discussion; what matters happen due to the emergence of vacancies, what factors contribute to shaping vacant buildings. Moreover, similar problem happens to parcels, so we need to consider how to maintain building and parcels from the perspective of urban planning. In this seminar, I will talk about the trends of vacancies worldwide, factors of vacant houses, and the influences of vacancies to the adjacent properties based on my previous research. Furthermore, I also share the current analysis results on liquidity of parcels across Japan, and hopefully lead you to active discussion.
